Paver Cleaning and Sealing in Lake and McHenry County

Brick and concrete pavers fade, grow weeds in the joints and lose their sand. We pressure wash them, let them dry, sweep in new joint sand and seal them so the color comes back and stays. Cleaning alone is fine too if your pavers were sealed recently.

Paver cleaning and sealing, explained

Pavers look their best for the first few years. Then the color fades, weeds and moss move into the joints and the sand washes out. A full service brings them back: clean, re-sand and seal. Sometimes cleaning alone is the right call, and we will tell you when it is.

The full service, step by step

  1. 1Clean. The pavers are pressure washed with a surface cleaner, and the growth in the joints is treated.
  2. 2Dry. Pavers have to dry completely before sealing, usually a day or two. Sealer over damp pavers traps the moisture as a white haze.
  3. 3Re-sand. Polymeric sand is swept into every joint. It hardens in place and holds up against weeds, ants and rain far better than plain sand.
  4. 4Seal. Sealer goes on evenly over the whole surface. It brings the color back and protects the pavers from stains and weather.

Cleaning only, or the full service?

If your pavers were sealed in the last few years and the joints are still full, a cleaning at low pressure is enough. If the color has gone flat, weeds are growing between the pavers or the sand has washed out, they need the full service. You will know which before we start.

Paver driveways

A paver driveway can be washed without the full sand and seal. We clean it at a setting that leaves the joint sand where it is, so you get the color back without opening up the joints. If the sand is already low or full of weeds, re-sanding and sealing is the fix, and that part is priced after we see it.

Signs your pavers need attention

  • The color looks flat or chalky compared with the edges that stay covered.
  • Weeds, moss or ant hills in the joints.
  • Sand sitting low in the joints, or gone.
  • Sealer peeling, patchy or wearing off where cars turn.
  • Pavers that rock or have sunk. Tell us about those, because they should be re-set before anything is sealed over them.

How long sealer lasts in our winters

Three to five years, depending on sun, road salt and traffic. Driveways wear faster than patios. When the color goes flat again, it is time.

When to book

Sealing needs a dry stretch: dry pavers, no rain in the forecast and mild temperatures. That makes late spring through early fall the window here. Book early in the season if you want it done before summer parties.

How to get ready

  • Clear furniture, grills and planters off the pavers.
  • Turn sprinklers off for the day of the wash, and for the sealing day too.
  • Keep cars off a paver driveway from the wash until we tell you the sealer is ready.

How it is priced

A paver driveway wash is priced on the instant quote. The full clean, sand and seal is priced after we see it, by the square footage and the condition of the pavers and joints.

Straight answers

Questions people ask us

Do pavers need to be washed before sealing?

Yes. Sealer locks in whatever is on the surface, so the pavers are cleaned first and left to dry fully, usually a day or two, before sealing.

Will washing blow out the joint sand?

Some, which is why re-sanding is part of the job. We sweep polymeric sand into the joints before the sealer goes on.

How long does sealer last?

Three to five years in our winters, depending on sun, salt and traffic. When the color goes flat, it is time.

When can I walk or drive on sealed pavers?

We give you the exact times for the sealer and the weather that day. Plan on keeping cars off for at least a day.

Why is there a white haze on my pavers?

Usually efflorescence, salts coming up out of the pavers, or sealer that went on over damp pavers. Both should be dealt with before a new coat of sealer goes on.

Can you clean pavers that are already sealed?

Yes, at low pressure. We will tell you if the sealer is failing and needs a fresh coat.

When do I pay?

If you are home, after we walk around the property with you and you give us the OK. If nobody will be home, we take payment ahead of time, or you can leave a check out for us before we start. Nothing is charged when you book.
