Before you book

Driveway and concrete pressure washing, explained

The concrete around a house takes a beating from tires, oil, fertilizer and road salt, and in the shade it grows a film of algae that turns it green and then black. We pressure wash it, and the way that is done decides whether you get an even slab or one covered in stripes.

How we pressure wash concrete

Flat areas get a surface cleaner: a spinning bar under a round hood that holds the nozzles at the same height all the way across. It cleans in overlapping passes and leaves the slab even, without the light and dark stripes a hand wand leaves behind. Steps, edges and corners are done by wand.

Organic stains then get a treatment that neutralizes what is growing in the pores of the concrete. That step is why a driveway we clean stays clean for a season instead of turning green again in a month.

What comes out and what does not

  • Fresh oil. Lifts most of the way.
  • Oil that has soaked in for years. Lightens, but can leave a shadow.

Why concrete goes green here

Concrete is porous. Shade, sprinklers and low spots keep it damp, and algae moves in. North-facing walks and anything under trees go first. Over the winter, road salt and melting snow leave a white film that is still there in spring.

What winter salt does to concrete

Salt does its damage by pulling extra water into the concrete. That water freezes, expands and pops the top layer off in small flakes, which is the pitting you see on older driveways and walks. Rinsing the salt film off in spring is the easy part of protecting a driveway, and a wash with a surface cleaner does it without digging into the flaked spots.

How often, and when

Once a year keeps most driveways looking clean. Spring is popular, once the salt season is over, and so is late summer before the leaves come down. Shaded driveways may want it twice.

Most people add the driveway to a house wash so both are done in one visit.

How to get ready

  • Move cars off the driveway before we arrive, and keep them off until it dries.
  • Turn sprinklers off the day before and the day of the wash.
  • Clear planters, mats, bikes and toys off the walks and steps.
  • Leave an outdoor spigot working.

What it costs

Your instant quote prices a concrete driveway wash by size. There is a $400 minimum per visit, so a driveway on its own comes to the minimum, and adding it to a house wash is the better deal.

Straight answers

Questions people ask us

Can you get oil stains out?

Most of the way. Fresh oil lifts well; oil that has soaked in for years lightens but may leave a shadow. We tell you what to expect on the walk-around.

Why is my concrete green or black?

Algae and mildew in the pores, worse on the shaded side and near sprinklers. The surface cleaner lifts it out of the pores, and a treatment afterwards neutralizes what is left, which is why ours stays clean longer.

Is it safe for stamped or colored concrete?

Yes. The surface cleaner spins at an even distance from the slab, and we turn the pressure down on stamped and colored surfaces.

Will pressure washing damage my concrete?

Not with a surface cleaner at the right setting. Concrete that is already flaking or pitted from salt can lose a little more surface, and we point that out before we start.

How often should a driveway be pressure washed?

Once a year for most driveways. Shaded driveways and ones under trees may want it twice.

Can I add the driveway to a house wash?

Yes, and most people do. The $400 visit minimum makes a second surface on the same trip the better deal.

Do I need to be home?

Usually not. We need an outdoor spigot and access to the areas being cleaned. We text before we arrive and do a final walk-around with you if you are there.

When do I pay?

If you are home, after we walk around the property with you and you give us the OK. If nobody will be home, we take payment ahead of time, or you can leave a check out for us before we start. Nothing is charged when you book.
