Before you book

Patio washing, explained

Patios sit in the shade of the house, catch every sprinkler and hold water after rain, so they go green faster than almost anything else in the yard. Concrete, pavers and stone each wash a little differently.

What we wash

  • Concrete patios. Poured, stamped and colored, with the setting turned down on stamped and colored surfaces.
  • Paver patios. Cleaned at a setting that leaves the joint sand in place.
  • Flagstone and natural stone. Cleaned gently, so the joints and the face of the stone stay intact.
  • Pool decks, steps and walks. Usually booked with the patio, since the crew is already set up.

How we wash a patio

The open areas get a surface cleaner, the round spinning hood that holds the spray at one height so the patio comes out even. Edges, steps and the corners against the house are done by wand. Then the green and black get a treatment that neutralizes what is growing, so it does not come straight back after the first rain.

Paver patios: wash only, or clean, sand and seal?

If the joints are full and the color is good, a wash is all a paver patio needs. If the sand has washed out, weeds are growing in the joints or the color has gone flat, the full clean, re-sand and seal brings it back. That is its own service, priced after we see it.

How it is priced

Patios are priced by size on the instant quote. Small is up to about 200 square feet. The $400 visit minimum applies, so a patio is often paired with a house wash, the deck or the driveway.

How to get ready

  • Move furniture, grills, planters and rugs off the patio.
  • Turn the sprinklers off for the day of the wash.
  • Close any doors and windows that open onto the patio.

When to book

Spring, to start the outdoor season with a clean patio, or late summer when the green from the wet months has had time to set in. A patio wash on its own takes the crew a short visit.

Straight answers

Questions people ask us

Can you clean a paver patio without sealing it?

Yes. A patio wash cleans the pavers at a setting that leaves the joint sand in place. Re-sanding and sealing is a separate service, priced after we see it.

Do you clean flagstone and natural stone?

Yes. Stone is cleaned at a lower setting than concrete, so the joints and the face of the stone stay intact.

Do you clean pool decks?

Yes. Concrete and paver pool decks are washed like a patio and are often booked together with it.

Why does my patio turn green every year?

Shade, sprinklers and water that sits after rain. Algae grows in the pores of concrete and in the joints of pavers. The treatment after the wash is what keeps it from coming straight back.

When do I pay?

If you are home, after we walk around the property with you and you give us the OK. If nobody will be home, we take payment ahead of time, or you can leave a check out for us before we start. Nothing is charged when you book.
