Siding and roofs get a soft wash: close to garden-hose pressure, with a cleaning solution that neutralizes what is growing there, so it does not come back in a month. Driveways, walks and pavers get pressure washed with a surface cleaner, so the concrete comes out even.

Before you book
Deck washing, explained
Wood and composite decks both go gray and green here, from shade, falling leaves and long wet springs. Both clean up the same day, but the two materials need different handling.
Wood decks
Pressure washed at a low setting with a wood-safe solution. Too much pressure raises the grain and leaves wand marks that show through stain for years. The solution lifts the gray and the green, and everything is rinsed. The boards, rails and stairs are all cleaned.
Why wood decks turn gray
Sun breaks down the surface fibers of wood, and they turn a silvery gray. Shade and wet leaves add mildew on top, which is the green and black. A wood-safe cleaner lifts most of the gray layer along with the mildew, which is why a washed deck looks closer to new wood and takes stain evenly.
Composite and Trex decks
Composite looks like it should not need much, but mildew settles into the grooves of the textured surface and turns it dark. Low pressure and a cleaner bring it back without scarring the boards.
If you plan to stain
Wash first, then give the wood time to dry, usually 48 hours in summer. Many customers book the wash a few days before they or their painter stain, so the wood is clean and dry on the day.
How it is priced
Decks are priced by size on the instant quote. Small is up to about 200 square feet. The $400 visit minimum applies, so most people add the deck to a house wash or a patio wash.

- Clear the furniture, grills, planters and rugs off the deck.
- Close the doors and windows that open onto the deck.
- Keep pets inside until the boards are rinsed.
When to book
Spring, before the deck gets its summer use, or early fall before the furniture goes away for the winter. Plants next to the deck are soaked before and rinsed after, the same as on a house wash.

Questions people ask us
Will pressure washing damage my wood deck?
Not the way we do it. Too much pressure raises the grain and leaves wand marks, so we keep it low on wood and let the solution do the work, then rinse.
Can you clean composite decking like Trex?
Yes. Composite holds mildew in its texture. We clean it at low pressure with a solution, and it comes up bright without scarring.
Will the cleaning solution hurt the plants around my deck?
Plants next to the deck are soaked with water before we start and rinsed again after, the same as on a house wash.
Is the deck ready to stain afterwards?
Yes, once it dries, usually 48 hours in summer. Many customers book the wash a few days before the stain.
When do I pay?
If you are home, after we walk around the property with you and you give us the OK. If nobody will be home, we take payment ahead of time, or you can leave a check out for us before we start. Nothing is charged when you book.
