Here is how a commercial wash runs with us, from the first walk-through to the morning after.
How a job runs
- 1Walk-through. We walk the property with you or your manager and note every surface, the access and any hours we need to avoid.
- 2Written scope. You get the surfaces, the square footage, the price and the schedule in writing, with a certificate of insurance.
- 3The wash. Usually overnight or before opening, so customers and staff are never in the way.
Soft wash or pressure wash, by surface
- Soft washed. Siding, stucco, brick, EIFS, painted surfaces, awnings and signage. These are easy to damage with force, and the solution is what removes the growth.
- Pressure washed with hot water. Sidewalks, entry concrete, drive-throughs and dumpster pads, where grease and gum need heat to come up.
How often a building needs washing
Once a year for most facades. Restaurants, drive-throughs and anything with an awning do better twice a year. Entry concrete every six months, because it is the first thing a customer walks on.
Recurring service
Several of our commercial customers are on a schedule, with the entry concrete done monthly or quarterly and the building once a year. Nobody has to remember to call, and the property never gets to the point where customers notice.
How it is priced
By the square footage of wall and flatwork, after the walk-through. Recurring service is scheduled ahead, so the property stays clean without anyone having to remember to call.

Yes. Most commercial washing is scheduled at night or early morning so customers and staff are not in the way.
