SimmonsPower & Soft Washing

Residential Pressure and Soft Washing

Siding, roofs, driveways, patios, decks, windows and gutters all collect algae, mildew and grime in our climate, and each one wants a different method. Siding and roofs get a soft wash. Concrete gets a surface cleaner. Decks get low pressure and a wood-safe solution. One visit, one walk-around, one price.

The short version

Which method for which surface

Every surface around a house gets the method that suits it. This is the short version; each service page has the detail.

The method, surface by surface

  • Siding, soffits and trim. Soft wash: close to garden-hose pressure, with a solution that neutralizes algae and mildew.
  • Roofs. Soft wash only. Never a pressure washer, which strips shingle granules.
  • Driveways, walks and patios. Pressure washed with a surface cleaner, then a treatment for organic stains.
  • Pavers. Pressure washed, then re-sanded and sealed when they need it.
  • Wood decks. Low pressure and a wood-safe solution.
  • Composite decks. Low pressure and a cleaner that lifts mildew from the texture.
  • Windows. Glass, frames and sills cleaned after the siding, as an add-on to a house wash.
  • Gutters. Cleared by hand and flushed, downspouts checked.

A year of exterior cleaning here

  • Spring. House washes, roofs and decks, before the outdoor season.
  • Summer. Driveways, pavers and sealing, when the dry stretches are longest.
  • Fall. The last house washes of the year, and gutters once the leaves are down.
  • Winter. Holiday lights: installed in November, taken down in January, stored until next year.
