How it works

Parking lot and garage cleaning, explained

Lots and garages collect oil, tire rubber, salt and gum all year. Garages have it worse, because rain never reaches the upper decks to rinse them.

How a night clean runs

We clean overnight in sections, so part of the lot or deck stays open for tenants and customers. Hot-water surface cleaners take up the oil and rubber without striping the concrete. Stairwells and elevator lobbies are included, and the property is dry and open by morning.

How often

  • Most surface lots. Every six months.
  • Busy retail lots and parking garages. Quarterly.
  • Loading docks and dumpster pads. More often, because grease and waste build up fastest there.

Why it matters beyond looks

Oil and tire rubber leave a film that turns slick when it rains or snow melts, and garage ramps are where people slip and cars slide. Cleaning removes that film, and stairwells and lobbies that are cleaned on a schedule stay pleasant for tenants without anyone having to complain first.

What we do not do

We clean. Line striping and sealcoating are other trades, and we are happy to schedule our cleaning right ahead of your striping or sealing contractor so they start on a clean surface.

No. We clean. We are happy to schedule ahead of your striping or sealing contractor.
